We perform deep-dive reviews of design documents at every phase. By applying a "Master Builder" lens to 3D-generated details, we identify constructability gaps before they reach the contractor — preventing the "RFI Cycle of Frustration." Our audits translate complex document sets into clear risk registers that stakeholders can act on immediately.

Programming & Concept Fidelity

We develop comprehensive "Concept Briefs" that go beyond aesthetics to document the Idea, Design, Experience, Service Model, and Offerings. This creates a "North Star" that prevents vision drift and costly pivots later in the project. HSAM manages your design process from first meeting to final delivery — personally, continuously, and with full architectural expertise.

Pre-Design & Project Initiation

Establish Owner program, vision, and non-negotiable design standards. Lead RFP selection and onboarding of the full design consultant team. Build the design management framework: master schedule, responsibility matrix, decision hierarchy, and communication protocols.

Schematic Design & Design Development

Maintain budget, schedule, and quality alignment through every SD and DD milestone. Conduct internal QC reviews before Owner sessions. Document all Owner-directed decisions and flag cost or schedule exposures before they become change orders.

Construction Documents

Drive the CD set to complete, coordinated, Owner-ready documents. Structured QC reviews at 50%, 90%, and 100% completion milestones. Manage permitting and plan check responses directly to protect the project schedule and Owner investment.

Bidding, Contractor Selection & Award

Represent the Owner throughout the full bid process. Review all bid documents, attend de-scope interviews, and provide independent analysis and a direct recommendation to the Owner for contractor selection and contract award.

Construction Administration — Design Management

Serve as Owner's primary design liaison throughout construction. Manage RFIs, submittals, and ASIs for budget and schedule impact. Represent the Owner at OAC meetings. Oversee design close-out, punch list coordination, and as-built delivery.
